Move In / Out Inspection

Move Out Inspection Requirements

Upon termination of tenancy, the following tasks must be accomplished by the Tenant(s) in efforts to maximize the return of a security deposit:

1 – Rental unit must be broom swept clean, mopped, and vacuumed.

2 – Kitchen and bathrooms must be completely cleaned.

3 - All walls shall be cleaned, washed/wiped down, and previously authorized holes spackled (Dirt and crayon marks are not considered to be ordinary wear and tear). Paint colors must be the same as move-in—NO EXCEPTIONS.

4 - Stove and refrigerators shall be left cleaned and defrosted. Cleaning inside, behind, around, above, and under the appliances is required without damaging the floors, cabinets, or appliances. Stove hoods will be free of grease.

5 - All shelves, cabinets, storage rooms, window sills, and windows shall be washed and cleaned inside and out.

6 - Any damaged windows, holes in walls, doors, or screens shall be repaired by the Tenant(s). 

7 – All woodwork shall be washed inside and outside.

8 - All bathrooms, including walls, wash areas, over doors, and light fixtures shall be cleaned and washed ensuring all bulbs are operational.

9 - All heating vents shall be free of any grease or grime and all filters changed, free of dust and dirt. 

10 - All carpet shall be professionally steam cleaned by a licensed carpet vendor with a truck mounted cleaner, as it was upon move-in, and a receipt provided to the Property Manager/Landlord during the final walk thru inspection.

11 – All personal belongings must be removed from the property prior to the final walk thru inspection.

12 – All garbage and recycle cans must be washed, sanitized, emptied, and pulled back to the rental unit. No trash is authorized to be left on the curb, inside the cans, on the property, or inside the unit. Tenant will be charged for trash removal and cleaning if not adhered to.

13 – Yard, trees, bushes, and flower beds must be manicured and free of leaves, pine cones, debris, and trash.

14- All keys issued must be returned during the final walk thru inspection.

15 – Electric and plumbing must function properly with operable bulbs and sockets, free and clear functioning drains and toilets, and no leaks.

16 – HVAC must function properly.

17 – Smoke detectors and carbon monoxide detectors must be tested and in good working order.

18 – Utilities MUST be on in the Tenant’s name to conduct the move out inspection.

19 – Forwarding address for return of security deposit must be provided with the turn-in of previously issued keys and the professional carpet cleaning receipt.

 

All items mentioned above are requirements that MUST be adhered to and executed PRIOR to the final move out inspection in order to maximize return of the Security Deposit. 

 

Any restoration i.e. repairs, repainting, cleaning, trash removal, replacement costs, etc., required to return the rental unit to its original state prior to the leasing period or return the rental unit to a marketable and re-rentable condition will be charged to the Tenant and therefore deducted from the Security Deposit.

 

If restoration efforts exceed the Security Deposit, the Landlord will issue the Tenant a bill and/or pursue legal action in court for monies deemed owed. Security deposits will be mailed within 30-60 days following the final move out inspection to the forwarding address provided by the Tenant. If no forwarding address is provided by the Tenant, the security deposit will be mailed to the current address for forwarding by the Post Office to the address on file by the Tenant.   

 

It is imperative Tenants return the rental unit to the Property Manager/Landlord in the same condition as it was provided to the Tenant at the beginning of their tenancy in efforts to maximize the return of their security deposit.
